A survey commissioned to research on rents stability, came up with findings that fell short of stamping the authority of Leeds as a fairly stable market. Leeds city has at its disposal a number of first class properties which have easily put it at a powerful position to outmaneuver many cities in the UK commercial property market. To prove that this enviable position was not attained by default, the Jones Lang Salle researchers have gone ahead to give the city a thumbs up as pertaining future prospects of rent increase in the next one year at 0.7%.

Favorable location

Leeds city has also come out very strongly as the most sought after location for those interested in putting up office. The enquiries for the same have been increasing gradually, compared to last one year (2010). This gives potential developers an opportunity to focus their resources and planning to this particular city as opposed to many others. It is also slowly dawning on firms that it is turning out to be lucrative to own office space in Leeds city.

The City’s strong showing

In the Leeds city centre a period covering at least ten years ago (1999-2008) development activities on property was carried out at a cost of 2.5 billion pounds. The projects covered included offices, leisure points and housing units. The manufacturing and marketing sectors during the same period posted a property development figure of 10% of the city center’s property development.

With the employment records posting an impressive figure (over 70%), the earning power of citizens enviable (471 pounds weekly), the commercial property in Leeds cannot afford to backtrack on expansion plans to cater for expected demand. Interestingly the city seems to have a heavy reliance by the populace on employment. This however translates into good prospects for industrial and manufacturing sectors, as well as residential property developers.
